Roof Replacement Cost in Cork: What €8K–€25K Actually Buys You
A full roof replacement is one of the biggest single spends a Cork homeowner will make on their house, and it's also the one where the cheapest quote is most likely to cost you the most. Here's how the money breaks down on a typical Cork job, from the Recommended Roofing team.
Domestic roof construction Cork — the realistic ranges
- Standard 3-bed semi, concrete tile: €9,000–€14,000. Strip, new breathable membrane, battens, tiles, ridge, valleys, and leadwork.
- Natural slate replacement: €14,000–€25,000+. Common on older city properties — Sunday's Well, Blackrock, the terraces off the Lower Road. Slate costs more per square metre and takes longer to lay right.
- Flat roof replacement (extension/garage): €2,500–€7,000. Modern EPDM or fibreglass systems that actually last, replacing the felt that didn't.
Every figure includes scaffold, disposal of the old roof, and VAT. If a quote you're comparing doesn't say whether those are in, ask — that's where lowball quotes hide.
Why replacements in Cork run higher than the national midpoint
Cork gets the first and worst of the Atlantic weather. That means spec matters: membrane rated for wind-driven rain, mechanically fixed tiles on exposed sites, and proper ventilation so the attic doesn't condensate. A roof specced for a sheltered midlands estate will not behave on a hill in Carrigaline.
The guarantee question (read this before you sign anything)
There are two different guarantees in this trade and they are not interchangeable. A workmanship guarantee covers how the work was done — ours is 10 years, in writing, on every job. A leak guarantee covers the outcome — Recommended Roofing gives a lifetime leak guarantee on every full roof replacement (it doesn't apply to repairs or partial work, and any roofer who offers "lifetime" on a patch repair is telling you something about their paperwork). Get whichever guarantee you're offered in writing with the company name on it.
How to compare quotes properly
- Same spec on paper — membrane brand, batten gauge, tile/slate type, leadwork scope.
- Fixed price, not day rate.
